Comparable Analysis

We analyze similar rental properties from RentCast's database, focusing on location, size, property type, and recent rental activity.

Advanced Exponential Weighting

Each comparable gets a weight based on its correlation score using an exponential curve that heavily rewards excellent matches.

• Excellent (≥90%): Exponential weight (correlation^1.5)
• Good (70-89%): Standard weight (correlation)
• Fair (50-69%): Reduced weight (correlation × 0.8)
• Poor (<50%): Minimal weight (correlation × 0.6, min 0.2)

Weighted Average Calculation

We calculate a weighted average where more similar properties have greater influence on the final estimate.

Quality-Based Calculation

Our algorithm adapts based on the quality of available comparables:

• High Quality (>30% excellent): Pure weighted calculation
• Low Quality (<30% excellent): Light blend (85% weighted, 15% simple average)

This maximizes accuracy when we have great comps, adds stability when we don't.

Dynamic Range Calculation

We calculate a smart confidence range that adapts to market conditions and comparable quality:

• High Quality: Tighter range (5-8%)
• Medium Quality: Standard range (8-12%)
• Low Quality: Wider range (10-15%)
• Market Adaptive: Adjusts based on comparable rent volatility
